  2. We need the ability to be able to change or modify the template when sending. The information required changes and this inability to modify the email template is stifling.

  5. When manually receipting rent, REST use to change the paid to date automatically which helped give a clearer understanding of updated paid to date. Please bring this back.

  6. It would be great if Routine Inspection letters would print off in order of the actual day of the inspection, not in order of street address. Date of inspection order makes it easier to input into the PM's schedule for that day, especially when you have a large amount of inspections to input.

  8. Just like commercial tenants, it would be great to have the option to send a residential tenant an invoice for their rent. Or even have an option to pre-populate a PDF invoice with their details on it. We have a lot of tenants who are organisations who request invoices for their rent monthly. As they are set up as residential we have to manually create an invoice on Word each month.

  9. Property Tree should have the ability to edit Tenancy invoice at all times under the Actions menu within the invoice.

    This should include Tenancy invoices connected to creditor invoices.

    The current process is time consuming.

  12. I don't understand HOW HARD it is to be able to generate a tenancy ledger with a column to show the amount of days the renter was in arrears .. OLDER and outdated systems offer this feature .. why are we still wasting our time reading through ledgers when this option is available but not available on PT??????????

  13. When we export the data into a spreadsheet from the rent roll health check/valuation, the MGT fee ex GST column is missing - is it possible to add this? Also, we need the word "weekly" to be removed from the actual rent figure column so we can add up a total easily without having to remove that word from every single cell when generating an updated report.

  14. Hi We sometimes have need to refund a management fee to an owner. At present the only ways to do this is to ask Agency to repay the fee or to cancel fees that have been paid by the owner.

    It would be great if we could add a management fee credit similar to what is done to add a credit to a tenancy.

    This would be visible to the owner as it would show on the owner month end statement and on the owner ledger.

  15. Bond Top Up - No merge field to add into a merge template. Currently there is no ability to reflect a bond increase due by a tenant in a mail merge template. When doing bulk top ups this is time consuming and from other user voice suggestions some people are creating invoices to advise tenants, but that has its own pitfalls.

    Need the ability that when you add a new bond to reflect an increase/top up there is a relevant merge field to reflect this increase. what's the point of showing current rent & new rent amount when you can't…

  16. Some commercial tenancies process invoices electronically and cannot read embedded invoices, only attached invoices. Can there be an option to attach invoices rather than have them embedded only?

  18. The bulk SMS feature needs to have filters and the Property listed so that you can select groups of tenants to send to - it is impossible with the current format to send a message to say all tenants at one unit complex without having a list of their names and scrolling through to select.

  20. If you don’t regularly use portal messages, you don’t check for messages or notice the tiny red dot symbol, so messages are often missed for lengthy periods, which is not ideal. An option to receive email notifications for portal messages would prevent missed messages. I understand that owners and tenants receive email notifications of our messages, so it should be easy to add us.
